Molesworth Street Build
Client: 214 Lismore Pty Ltd & 214 Investments Pty Ltd
Project Type: Commercial – New Administration
The Molesworth Street 4 storey office development was initiated by a long term partnership between WCA Chartered Accountants and Bennett Constructions with the notion that Lismore had a shortage of high end office facilities in the heart of the CBD.
The project would be located as the name suggests at 214 Molesworth Street Lismore and would run from West to East eighty metres through to Carrington Street and therefore have access to two street frontages with a southern lane way, New England Lane, servicing the ground level car park. The four storey development would consist of a public lift/Lobby at each end of the Building complete with welcoming Fire stair egress. The ground floor undercover and secure car park is home to 50 car and motorcycle spaces with end of trip facilities in the form of bike racks also strategically placed. The western end is fronted by an open plan cafe/Restaurant with a street servery connecting the undercover public space.
The overarching Design by Dominic Finlay Jones captured a minimalist yet strong and contemporary look that exposed the off form concrete shell which should age well.
Early construction ground works, were met with the challenges of combining heavy rainfall periods with Highly Reactive foundations. On numerous occasions concrete pours were cancelled, footing cages removed, footings cleaned out due to rain deluges. After 2 months of delayed program the construction team gained traction and in the end completed the structure 6 weeks ahead of program, quite remarkable considering the testing opening period.
In brief the Build would prove to be, as commented by Contractors, Consultants and Public alike, of a good quality with an almost heralding presence on the Lismore CBD street scape.
