Brief description:

Bennett Constructions were engaged by CBRE to carry out a new office fit out project for QBE insurance as part of a Nationwide role out. The fit out, taking up 100m2 of level 2 in Bennett’s new 5 star NABERS rated office Development (Centrally located in Lismores CBD) The development is to date the only one of its kind in the city and would provide the perfect base for a quality office fit out.

CBRE, being the Superintendent, managed the design process with the assistance of consultants, Astons services and Gensler Architects, along with the select nominated suppliers. The construction period, captained by Bennett’s Site manager Joe Martin, would be a 12 week program, due to the procurement of long lead time items such as Work station joinery, Carpet and specialized Data and Electrical equipment. The clean open shell of the Base Build meant for a speedy set-out, supply and install of all elemental service rough-ins, partitions and linings. Logistically the Fit-out Project was a seamless, albeit non-conventional process, due to delays with the lift install. Whilst the main structural items were preloaded with a crane onto the floors via loading bays, they were removed in a timely manner to close the building to achieve a water tight envelope. All remaining fit out/furniture items were loaded in a controlled manner through large external windows using an Elevated Work Platform. Sub contractors worked well together as most were involved in the Base Build, and therefore the continued and clear line of communications was not disturbed.

The overall design of the open space fitout could be described as contemporary country, with sections of traditional V jay linings and colonial accented joinery. The breakout areas and quiet rooms have been equipped with soft furnishes, carpet and vinyl and modern comfortable lounge spaces. Most of the equipment and furniture was delivered out of Sydney and afforded a quality build. Work stations would each have the facility to be equipped with 2 x monitor displays, now common place in the modern office.

Generally the quality of build was of a satisfactory standard with a Client that is very happy with the result and, as such, Bennett’s have been asked to accommodate the construction of an extra 300m2 to the initial floor space taken up by QBE.
